• Oversee the General Contractor to assure the owner that the plans, specifications and schedule are being followed. The Builder is responsible for the day to day management and interaction with subcontractors and Village Officials.

• Collect insurance certificates from the Builder and all vendors.

• Assist the owner and Builder with the material selection and design process.

• Review and approve or disapprove invoices, change orders, and payout requests issued by the Builder.

I was very leery at first, as some consultants were not qualified and had very little knowledge of home construction, however many were retired Builders and Architects, and were very helpful during the construction process. Several years ago I was referred to a client building a large custom home, seeking a consultant to manage construction of his new home, as he was very busy with business, and frequently out of town. As the new construction market was starting to slow down, and there were not many jobs out ahead, I accepted the job. The project went very well, and the owner referred me to several friends building homes. Now along with building new homes, I have consistently managed many home building projects as a consultant representing the owner. My consulting business is currently more productive and profitable than my home building business, with fewer headaches.
